It's one of the questions I hear most from buyers. No one can tell you where prices will be next year, so instead of a prediction, here is what the numbers show for Nassau County, and what they mean if you're buying or selling.
- The median single-family sale price in Nassau was $860,000 in September 2026, up 2.1% from a year earlier.
- The September median has been higher than the year before every year since 2019. This year's rise was the smallest in that stretch.
- There were 2,318 single-family homes for sale in September, close to last year's 2,357.
Nassau County, every September since 2019
| September of | Median sale price, single-family |
|---|---|
| 2019 | $560,000 |
| 2020 | $599,500 |
| 2021 | $685,000 |
| 2022 | $718,500 |
| 2023 | $750,000 |
| 2024 | $815,000 |
| 2025 | $842,500 |
| 2026 | $860,000 |
Over seven years the September median rose by $300,000. The increases have varied: the biggest came in 2021, and the 2.1% rise this September is the smallest of the seven.
What's for sale
Prices tend to fall when there are many more homes for sale than there are buyers. That isn't what Nassau's numbers show yet. In September there were 2,318 single-family homes for sale in the county, against 2,357 a year earlier, and OneKey MLS put Nassau's single-family supply at 3.3 months in the third quarter of 2026, compared with 3.4 months a year earlier.
Homes are also still selling quickly. In September, Nassau single-family homes went under contract in 40 days on average, compared with 43 a year earlier, and sellers received 99.8% of their original list price on average.
Across the wider OneKey MLS region, which runs well beyond Long Island, the number of homes for sale rose 2.2% in September, and OneKey said buyers now have more options than they've had in some time. In Nassau itself, the count is about level with last year.
Merrick and the Bellmores
| Town | Median sale price | Change from a year earlier | Sale-to-list price |
|---|---|---|---|
| Merrick | $950K | +8.5% | 102.1% |
| Bellmore | $855K | +3.6% | 101.8% |
| North Bellmore | $850K | +0.8% | 102.5% |
Town figures cover all home types over the three months ending September 2026, from Redfin. Small towns have fewer sales, so their numbers move more from month to month than the county's.
If you're buying
Over the past seven Septembers, the county median hasn't dropped once. With prices rising more slowly now, though, a home that has been on the market for a while can leave room to negotiate. Set up new listing alerts so you see homes in your towns the day they're listed, and ask me what similar homes nearby actually sold for before you make an offer.
If you're selling
Prices are holding, and well-priced homes are selling close to their asking price. When buyers have a few more options, pricing right from the first day matters. Start with a free home valuation built on recent sales near you.
